Description
Crug Y Llyn is an attractive small farm occupying an edge of village location in Pembrokeshire. The dwelling was constructed in c1988 and is subject to an AOC (Agricultural Occupancy Condition) i.e. that the dwelling shall be occupied by a person who is employed in agriculture.  Further details available from the agents. The current owners have been running a sheep farm at the property for the past 15 years or so.  The dwelling has been refurbished and renovated in recent years with oak flooring, oak interior doors, new condensing boiler, Everest double glazing and three quality bath/shower rooms.

Accommodation
A glazed front entrance porch leads into the main reception hall with storage cupboards off and doors leading off on the left to main reception rooms and to the bedroom accommodation on the right. On the immediate left is the large sitting room overlooking the garden and a fireplace providing a warm focal point (please note that wood surround is not included). Sliding French doors open off this room to the dining room that enjoys a triple aspect over the gardens and across to the Preseli Hills. A door leads off this room to the conservatory that is another delightful room to sit and relax in with the gardens as a backdrop. Double French doors open off this room to the kitchen/ breakfast room.

The generous kitchen/ breakfast room offers plenty of space for cooking and dining and features a fitted kitchen with base and wall units, oil fired Rayburn range, integrated electric cooker with gas hob above and a dishwasher.  Further doors lead off the kitchen to the main reception hall and a useful utility room.  The utility room features storage cupboards, plumbing for a washing machine, space for a fridge freezer and access to a rear porch to outside with a cloakroom off.

The main hallway turns right to the bedroom accommodation in the dwelling that includes three generous bedrooms. The master bedroom enjoys the use of a dressing room and en suite with shower. Bedroom 3 across the hall also has the benefit of its own en suite with shower. Bedroom 3 features fitted wardrobes and is currently being used as a study. This bedroom has the use of a family bathroom with separate shower.

Externally
The property is privately set amongst its own landscaped grounds with lawned gardens, mature hedges, trees, bushes, shrubs, flower borders and a pond. A charming gated drive leads up to the gravelled courtyard where there is ample parking and turning space. A useful double garage sits off the courtyard. A short track then leads off the courtyard to the range of agricultural outbuildings that the current owners use for their sheep and lambs. These buildings are close to the main dwelling
and are set around a dedicated hard-standing yard for ease of livestock management and movement. Approximate measurements of the outbuildings are on the floorplan.
The Land
The main dwelling and agricultural outbuildings benefit from being located near the centre of the land available in Lot 1 that is about 19.7 acres (stms – subject to measured survey). This land is hatched in
green on the land sale plan. The land is all down to pasture and is divided into excellent manageable enclosures with water available to all fields via pipe and cistern.
Option: Lot 2 – Further Land – about 27 acres
There is an option to purchase further land by separate negotiation that adjoins the main holding (about 27 acres – stms). This land is hatched in blue on the land sale plan. This land is again down to pasture and is divided into larger fields that are ideal for silage/hay making as well as grazing.
Note: A new Worcester oil fired condenser boiler and hot water cylinder has been installed since the EPC was compiled.
